General Reservation Questions

Will I need to sign an agreement?

Once you have requested a reservation for the property and the dates requested, one of our Rental Agents will reach out to you to discuss all the terms and options you have. A Lodging Agreement will be sent to you along with a Payment Authorization Form. There may be other documents, such as Community Rules, Addendums for Amenities, etc. - each property is unique. Agreements must be signed within 48-hours of receipt.

In addition to the rent, what other fees are there?

Each reservation requires:

  • a non-refundable reservation fee, currently $110.00.
  • either a $70 fee for Vacation Rental Damage Insurance or a $2,000 security deposit.
  • local and state taxes (amount differs for each property location).
  • a linen rental fee if you choose to rent linens.
  • other charges may include a Pet Fee, Amenity Fee or a Cleaning Fee.
What is your policy for damages to the property?

All Lodging Agreements require a Damage Protection Plan. You have the option of choosing a $70 fee for Damage Protection Insurance, or a $2,000 Security Deposit.

What are my payment options when making a reservation?

An initial deposit of 50% of the rental amount, the reservation fee, damage insurance fee and travel insurance (if chosen) are due upon signing the Lodging Agreement. The balance of the Agreement is due 30-days prior to the Arrival Date. Payments may be made by credit card, E-Check or by personal check. A convenience fee is charged to any credit/debit card payments. Any payments made within 30-days of the Arrival Date must be paid by credit card or certified funds.

How will Travel Insurance protect me?

Trip Cancellation Insurance is offered for all reservations and is optional.  This may cover some costs of your vacation if you need to cancel for a “covered” expense.  We will include a link with full information on what is covered and a contact number for your convenience in knowing if this insurance is right for you.

What is your cancellation policy?

If you need to cancel your reservation, call to notify our office immediately. You will be sent a Cancellation and Re-Rent Form for you to sign. This will allow us to re-rent” the property to another party. If we are able to “re-rent” the Property, you will receive your deposit back, less a 15% cancellation fee based on the gross rental amount. If we are unable to “re-rent” the Property, the full balance of the rental is due from you.

If you have Trip Cancellation Insurance, call the insurance company directly to make your claim to determine if you have a covered “cancellation.” Your contract must be paid in full to obtain a full refund from the insurance company for a covered expense.

Is there an age limit to rent one of your properties?

The property must be occupied by the Guest signing the Lodging Agreement, and all occupants of the Property shall be supervised by the Guest for the entire rental period. The Guest signing the Agreement must be at least 25 years of age and must occupy the Property for the entire rental period.

Arrival/Departure

What time is check-in and check-out?

Check-in time for our properties is at 3:00pm on the Arrival Date. You will be sent specific instructions prior to your arrival via email/text as to where you will need to check-in. Please do not go to your rental unit before you check-in at your check-in location. If you plan to arrive to the area prior to check-in time, plan to visit our many area attractions. Check-in time may be delayed if the property is not fully cleaned by 3:00pm.

Check-out time for our properties is 10:00am on the Departure Date. You will receive specific departure instructions in advance via email/text. Any parking passes, pool passes or amenity passes that were provided MUST be returned upon check-out, or a replacement fee will be charged.

How do I park at the property?

Parking features for the property will be sent in a “pre-arrival” email. Several of our towns require a parking permit during certain times of the year, which can be purchased separately. If the property indicates that parking permits are included, they are as a convenience to the Guest but are not guaranteed. How does the cleaning work?

We hire professional cleaners that are licensed and insured to clean our properties. Although our Check-In time is at 3:00pm, we give our cleaners up until 6:00pm to fully clean the property. Check-in may be delayed until the property is fully cleaned.

About the Property

Are bed and bath linens provided?

Unless otherwise specified, in general our properties do NOT come with bed and bath linens. Your Lodging Agreement will include all of the bed sizes for the property.

We do offer a Linen Rental Service . If you choose this service, Linens are delivered to the rental unit on check-in day and picked up after check-out.  The package includes sheet sets for all beds in your rental unit (bottom sheet, top sheet, pillow case); towel sets for the rental unit’s maximum occupancy (bath towel, hand towel, wash cloth, and beach towel); bath mats for all bathrooms.  Linen “set-up” packages are also available at an extra charge. Contact our office if you would like to add linen rentals to your reservation.

Our Ocean City/Ocean Pines properties do come with a full Linen Concierge Service – bed and bath linens and beds made prior to your arrival).

What else do I need to bring?

Items you will need for your vacation home:

  • Paper Products – napkins, paper towels, toilet tissue
  • Kitchen Staples - plastic wrap/foil, trash bags, condiments and spices.
  • Personal Toiletries – bar soap, hand soap, shampoo, toothpaste, etc.
  • Cleaning Supplies – laundry and dish detergent, anti-bacterial cleaners, sponges, etc.

Can I bring my pet?

Several of our properties are “Dog -Friendly” and will be indicated in the property listing. Pets are not allowed at properties that indicate NO PETS ALLOWED. If you are bringing your pet, then a separate Pet Addendum will be added to your Lodging Agreement with specific rules. A non-refundable Pet Fee of $300 is charged for the first pet. Additional pets will incur additional fees, depending on how many, size/breed, etc.

Is WiFi Offered?

All of our properties provide wireless internet service. Instructions for accessing the internet will be provided with your check-in instructions.

What do I do if there is a problem at the property?

Always contact our office first if you encounter a problem at your property. If the problem arises after our offices are closed, you will be provided with an after-hours number to contact. We will do our best to remedy any problems as quickly and efficiently as possible.
