One of our Rental Agents will contact you within 24 hours to finalize your request. Please keep in mind that this is a reservation request only and does not constitute a legal and binding agreement. Once contacted by one of our agents, you will be sent a Residential Lodging Agreement, which will include a full explanation of our booking terms. Please read the agreement and terms carefully, confirm arrival and departure dates, sign where indicated and return it to our office. We hold the person whose name appears on the agreement responsible for any payments, damage deposits, and all other responsibilities of the lodging agreement. This person must be in occupancy of the unit for the entire term of the rental period. If we cannot contact you within 24 hours, your reservation request will be automatically cancelled.

Each reservation will include a Reservation Fee and Municipal Tax (if applicable), and may include an Amenity Fee, Pet Fee and a Guest Cleaning Fee.  Options for Damage Protection, Trip Insurance and Linen Rental Services will be available during the booking process. Please refer to your number on any correspondence.

Occupancy Guidelines
The Property must be occupied by the Guest signing the Agreement, and all occupants of the Property shall be supervised by the Guest for the entire rental period. The Guest signing the Agreement must be at least 25 years of age and must occupy the Property for the entire rental period.  We will hold Guest responsible for the conduct and behavior of other guests staying at the Property and other visitors/occupants of the Property who are not staying overnight.  Should the Owner or any representative of Agent ascertain that Guest does not meet these requirements, this Agreement is subject to immediate termination and Guest shall be evicted with no refund.  The occupancy (number of people sleeping in the Property) shall not exceed the number of persons identified as the Max. Occupancy in the Residential Lodging Agreement.”  Gatherings and parties are strictly prohibited, unless approved by Owner in advance.  A gathering/party is defined as any gathering that exceeds four (4) people over the stated Max. Occupancy limit of the Property.  This Agreement may not be assigned by Guest, and the Property may not be sublet for any reason.  Agent, exercising reasonable discretion, reserves the right to refuse occupancy, cancel any existing reservation, and/or terminate occupancy if the occupancy, deemed to be detrimental to the Property and/or the Owner, in Agent’s sole discretion.

Payment Terms
Guest agrees to pay the Total Booking Charges.  The Initial Deposit is due and payable by the due date noted in the Residential Lodging Agreement.  Guest may not take possession of the Property unless the Total Booking Charges have been paid in full.  If Guest fails to make any payment when due, then: a) Guest forfeits any right of possession; b) this Agreement shall be automatically terminated; c) Guest forfeits any deposit or rent payment made up to the time of default; d) Guest shall be liable for any outstanding payment still due under the Agreement; and e) Owner may re-rent the Property.

Damage Policy
All License Agreements require a damage protection plan – either a $70 fee for Damage Protection Insurance of $3,000 coverage, or $2,000 for a refundable Security Deposit. The guest agrees to replace or restore any personal property which may be broken, lost, destroyed or damaged, and excepting for usual wear and tear, to repair all damages and injuries to the buildings hereby licensed, resulting from a lack of reasonable care and attention by the Guest or by negligence of the Guest, family and/or other guests.

As part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000 for accidental damages. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy or can be found online at shop.vacationrentalinsurance.com. The Vacation Rental Damage can be purchased at the time of the lease, or no later when the final deposit is due 30-days prior to checking-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly PenFedRealty LLC any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact PenFedRealty LLC directly if you do not wish to participate in this assignment.

If a Security Deposit is selected, it is to secure the faithful performance of Guest’s promises and duties contained herein. Security Deposits will be refunded by mail, within thirty (30) days of Check-out, less any costs for repairs or damages or excessive housekeeping charges.

Cancellations
Once the Lodging Agreement is signed; the Guest is responsible for payment of the full rental amount as specified in the Agreement.  Guest may request cancellation of the Agreement by executing a Cancellation and Re-Rent Form; provided however, Guest shall still be responsible for the Total Booking Charges, subject only to Owner’s duty to mitigate damages as provided in the Cancellation and Re-Rent Form.  Guest’s failure to provide written notice of cancellation and/or authorization for Owner/Agent to re-rent the Property will automatically result in Guest being held responsible for the Total Booking Charges.

No refunds will be given for a) inclement weather (including hurricanes or storms or the evacuation of the Property caused thereby); b) beach replenishment; c) noise or disturbances caused by surrounding properties, their inhabitants, or construction; d) governmental restrictions or e) any other reason beyond the control of Owner or Agent.   Guest also acknowledges that the parties to this Agreement are the Guest and the Owner, and Agent has no authority to issue any refunds without the express direction from the Owner.
